Betsy Emmert is an Ohio-based real estate attorney who concentrates her practice on complex commercial and development-related matters in Ohio and across the country. She represents both privately held companies and large Fortune 50 corporate clients in land use and zoning, condemnation and eminent domain actions, sophisticated real estate acquisition transactions, and commercial real estate development.
Betsy routinely advises developers, owners, and corporate clients throughout the full lifecycle of real estate projects—from site selection and due diligence to zoning approvals, development incentives, and project execution. She has significant experience navigating municipal and regulatory frameworks and regularly works with local governments and public agencies to secure zoning entitlements and other approvals critical to successful development outcomes.
In addition to her development and acquisition practice, Betsy has substantial experience in commercial leasing and ground leasing. She represents landlords and tenants in the negotiation and documentation of complex lease transactions and integrates leasing strategy with zoning, entitlement, and long-term development considerations.
Betsy is known for her practical, business-oriented approach to real estate law and for providing clear, strategic guidance on complex legal and regulatory issues. She works closely with her clients to manage risk, address regulatory challenges, and advance transactions and development projects efficiently and strategically.
In addition to her legal practice, Betsy serves as an Adjunct Professor at the University of Cincinnati College of Law, where she teaches a course in Real Estate Transactions to upper-level law students, drawing on her real-world experience to provide practical, skills-based instruction.
